Notes
for the landlord
•
The landlord should have the lenders consent if a loan / mortgage
is secured against the property.
•
If the property tenure is 'leasehold' permission is required from
the superior landlord.
•
A gas safety certificate is required before the property is offered
for rent.
•
Any furniture left in the property must be compliant with the
relevant safety regulations and a portable appliance test must
be carried out on any electrical items.
•
The landlord must arrange Buildings Insurance
•
Either the landlord or tenant must arrange Contents Insurance
and provide a copy of the Certificate before the property is occupied.
•
Where rent is collected, it is to be paid to Factsell, we then
deduct our fees before forwarding to the landlord.
•
Rent arrears (if applicable) we will send reminders for any arrears
then refer to the landlord to take further action if required.
